| Ward B. Howard of |
the City and County of New York in the State of
New York, party of the first part, in consideration of
the sum of Four hundred fifty dollars,
to him in hand paid by Zabud Lounsberry &
Abraham Lockwood in the Town of Cortlandt in
the County of Westchester, and State aforesaid
parties of the second part, the receipt of which
purchase money is hereby acknowledged, has granted,
bargained, and sold, atained, remised, released,
and confirmed, and by these presents do grant,
bargain, and sell, alien, remise, release, & confirm
unto the said parties of the second part and to their
heirs and assigns forever, all that contain Lot of land
lying and being in the village of Peekskill in the
Town of Cortland aforesaid, Bounded as follows.
nz, Beginning on the highland Turnpike road
two feet north of the northwest corner of the house
occupied and owned by the said Lounsberry, thence
running northerly along said Turnpike road
forty five feet & six inches to the corner of land
sold by said Howard to Andrew Hansford
from thence easterly along said last mentioned
land, Six hundred and thirty feet to a stake,
then south in a direction in line with the west
side of the house, occupied by Mrs. Mitchell nine
ty three feet or thereabouts to Howard Street; thence
westerly along said Howard Street forty eight feet
to the land of John C. Conklin from thence north
along said Conklin’s land & the lands of said
Lounsberry; to the northeast corner of the same,
thence west along said Lounsberrys land. Two
hundred feet to the Highland Turnpike, aforesaid
or place of beginning, be the same, more or less, with
the appurtenances To have and to hold, the said
premises with the appurtenances unto the said
parties of the second part, and to their heirs, and
assigns and to their own proper use & benefit forever;366
And the said Ward B. Howard does hereby for
himself his heirs executors, and administrators cov-
enant, and agree to, and with the said parties of
the second part, their heirs and assigns, as follows.
That is to say, That the said Ward B. Howard
at the time of the execution of this deed, is the true,
lawful and rightful owner of the said premises, with
the appurtenances and of every part thereof, and
unqualified inheritance therein, and that he has
lawful right, power, and authority to grant, bargain,
sell and convey the same, to the said parties of the
second part, their heirs and assigns, in the manner
aforesaid, and that the said premises are free,
clear of, and from all charges & incumbrances of every
name and nature whatever, and that the said
parties of the second part, their heirs and assigns,
to every one of them, shall at all times peaceably & quietly
have, hold, possess, and enjoy the said premises with
the appurtenances, without let, suit, or disturbance of
any person lawfully claiming the same, or any part
thereof. And the said Ward B. Howard his heirs
the said premises with the appurtenances and every
part thereof, unto the said parties of the second part,
and unto their heirs and assigns, against all &
every person & persons whom lawfully claiming the
same shall and will warrant forever, defend
In Testimony whereof, the said party of the
first part has hereunto set his hand and seal the
fifth day of March in the year one Thousand eight
hundred and thirty five.

known to me to be the individual described in, and
