My goal is to make the process of becoming a homeowner fun and exciting, as well as getting the best home for the best price possible. I will also provide all the education and guidance you will need throughout your home-buying experience including support after closing.
Many people have the impression that homes should be bought through the listing agent. This is a common misconception. Colorado's most recent legal update regarding this was effective January 1, 2003. It is called Designated Brokerage, and provides for buyers and Sellers to have representation. They passed this law to protect Buyers and Sellers because Seller's agents promise loyalty to the Seller! They also promise the Seller that they will get them the most money and the best terms for their home. When a buyer makes a request to purchase without their own representation, the Listing agent gets very excited. They are now going to make much more money, and don't have to worry about someone protecting their new-found "prey." They may make false promises and statements about what a great deal this (unprotected) buyer is getting, when in reality they may be "taking them to the cleaner." This Buyer is at the mercy of the listing agent who has promised loyalty to the Seller. The agent will also likely make statements about saving their newfound prey money on the sale of their current home. DON'T BELIEVE THEM!
A buyer agent represents only the buyer and negotiates on their behalf to get the best price and terms possible for them. The reasons that people think that they should buy directly from the listing agent are:
1. They think the listing agent has more knowledge about the property.
2.They think that they have great negotiating skills and can do their own negotiating with the Listing agent.
3. They think that they will somehow save money by not using their own agent.
4. (Sorry) Ignorance of how Real Estate works is probably one of the more common reasons which is why I am trying to educate you now.
Again, the listing agent gets very excited at this prospect. They are going to make lots more money while the ignorant (any Buyer that buys from the listing agent is at best ignorant) buyer thinks they're getting a great deal. (Buying from the listing agent is very similar to going to a used car lot) Buyer agents have greatly improved this situation for the buyer who chooses to use them. Wouldn't you like to be able to buy a car accompanied by a car expert that really knows how to negotiate with the salesman, works just for you and gets his fee from the salesman just for coming with you?
As your Buyer Agent, I will research all information possible about the property, so that I will have as much knowledge about the property and the surrounding area as possible (frequently, more knowledge than the Listing Agent).
Real Estate negotiation is vastly different than any other type of purchase because of the multiple complicated aspects of the transaction, the time frame and the fact that Real Estate appreciates rather than depreciates over time. I am experienced in Real Estate negotiation, and will skillfully and aggressively negotiate all aspects of your transaction to get your home for the best price and terms possible.
My services as a Buyer's Agent are free to you. I get paid by the Listing Agent for helping you. I've heard people say, " the money has to come from somewhere." This is true. My fee comes from the Listing Agent, and the cost to you is going to be the same whether you have an Agent or not.
The above facts are also true for New Construction. Builder's Agents will happily sell their home to you without an Agent. In fact, many will take special efforts to ensure that you do not work with an Agent. If you visit New Construction, do not give them your name or fill out any sort of registration. Just call me to go back with you on your next visit. Again, the cost to you is the same whether you use my services or are left at the mercy of the Builder
Finding the right home is only the beginning of the process. Many people don’t want to "trouble" a Realtor with searching for a home for them. The truth is that I have the best tools to find the home that best suits your needs, and I enjoy searching for you. The key issue in Real Estate is not finding the home. I realize that you may be able to find the home on your own.
The true value of a Realtor is the negotiation after the right home is found. For this reason, you need an agent that you trust to represent only you in a transaction. I have built my business through friendship, referrals and long-standing loyalty. I firmly believe that an individual can succeed by doing the right thing.
I have had a high degree of success in finding just the right home for my Buyers. I have access to the entire Metro-Denver Multiple Listing Service, and will continue to customize a search to find your home. If you drive by a home you like, hear or read about any home, call me!
