How do I Get Started ?

Why should I get my own Realtor ?

The Listing agent is working for the Seller, not you.  They will promise the Buyer whatever it takes to get the business  (They double their income this way). Remember, they have already promised the Seller that they will get the most money possible for their home.  This will certainly be at the Buyers expense!  Finding the right home is just the beginning.  Getting that home at the best price and terms for you are the primary reasons to have your own Realtor.

Who Should I choose ?

Me!  Of course...  There are over 40 thousand licensed Real Estate agents in Colorado.  You likely have a friend or relative in the business.  Less than half of those agents are Realtors.  Only 2/3 of those are full-time agents.  I specialize in people!  I will be happy to provide you with a list of all my past clients-all of whom will give their highest recommendation for my service and ability.

What is the time frame ?

Finding a home can take from 1 day to over a year, depending on the Buyer.  Once the right home is identified, the process usually  takes from 2-6 weeks.  The time period is negotiated between the Buyer and Seller.  Selling a home is highly variable.  Market condition and home condition, location and price range are the key determining factors.  Average time is about 3-4 months since 9/11/01.

When is the best time ?

The common Realtor script is "NOW!"  This is not always true.  Certainly, I want to get a paycheck as soon as possible, which is why most Realtors will pressure you to make a decision immediately.  I feel that this is inappropriate.  I give an answer based on what is truly best for my clients.  In general, Winter is the best time to buy in the Denver market and Summer is the best time to sell.  This creates a conflict for those who are doing both.  Please call or e-mail, and I will be happy to discuss the best timing for your individual needs.
