The Listing agent is working for the Seller, not you. They will promise the Buyer whatever it takes to get the business (They double their income this way). Remember, they have already promised the Seller that they will get the most money possible for their home. This will certainly be at the Buyers expense! Finding the right home is just the beginning. Getting that home at the best price and terms for you are the primary reasons to have your own Realtor.

Finding a home can take from 1 day to over a year, depending on the Buyer. Once the right home is identified, the process usually takes from 2-6 weeks. The time period is negotiated between the Buyer and Seller. Selling a home is highly variable. Market condition and home condition, location and price range are the key determining factors. Average time is about 3-4 months since 9/11/01.
The common Realtor script is "NOW!" This is not always true. Certainly, I want to get a paycheck as soon as possible, which is why most Realtors will pressure you to make a decision immediately. I feel that this is inappropriate. I give an answer based on what is truly best for my clients. In general, Winter is the best time to buy in the Denver market and Summer is the best time to sell.
