Know all men by these Presents that I John Willson of Coventry in ye County of Windham Coloney of Connecticut in New England for & in consideration of the sum of 100 pounds Lawfull money Paid or Secured to be paid by my son Frances Willson of ye Town County & Coloney above Sd the Receipt whereof I Do acknowledge & my Self there with Satisfied & Content Do by these presents Give Grant Sell Convey and Confirm unto him my Said Son Frances his heirs and assigns forever one Certain tract or parcel of Land being and Lying in ye Township of Coventry in Sd County and is a Part of the home Lot that I Now Live upon ye South Sid of Said Lot Said Land Runs by the Country Road East & west ye Length of Said Lot then Runs North at East end of Sd Lot So far as to make ten acres of Land Sd Land abuts East on a highway west on my Son Williams Land that I gave to him by will South on ye Country Road & North on my own Land to Have & to hold the Sd Granted & Bargained premises with all ye appurtenances and Priviledges to ye Same belonging or any way appertaining unto him my Said Son Frances his & assigns to use occupie & improve from time to time and at all times for ever here after as a good Estate of Inheritence in fee simple furthermore I the Sd John Willson Do for my Self my heirs Executors and Administrators covenant & Engage to warrent Secure & Defend the Sd Demised premises unto him my Sd Son Frances Willson his heirs and assigns against the Lawfull Claims & Demands of any person or persons whatsoever forever here after In witness hereof I have Set my hand and Seal ye 6th Day of April AD 1764 Signed Sealed & Delivered
