Section A: 
   General Information


To apply for a Building Permit, you or your contractor must :

1. Download and Print an 'Application for Building Permit'.

                                             (or)
    Come to the Town Hall (during regular business hours) and pickup an application.

2. Bring the completed application to the Town Hall during regular business hours.
 

-- Once a Building Permit has been properly issued, the hard stock card is given to the applicant
  and is to be posted in the front window of the property. The card shows the permitted work
  being done and is to be left for the Building Inspector. When ready for inspection; call the
  number on the bottom of the card. The inspector will take the card when work is completed
  satisfactorily.


Section B:
   No Permit Needed for the following (3)
   types of work:

1. Concrete sidewalk: The concrete must be 4” deep.

2. Concrete work: Other flat work not on right of way - no permit required. i.e. patio on grade, etc.

3. Replacement Windows: They must be the same size as the existing windows.


Section C:
   Work Needing Permits
No plans for these 7 types of work need to be submitted in advance, but the Building Inspector MUST approve the work at the completion of the job.  See the next section for types of work that require plans be submitted in advance of the start of any work.

1. Fence:  No permit  fee charged - but applicant must to refer to the set-back requirements of the ordinance.

2. Furnace

3. Water heater

4. Concrete driveways:  Sidewalk to garage needs to be 4” and sidewalk to curb must be rebarred and at
       a 6” depth.

5. Roof:  A Regular permit can be issued unless major changes are involved with main structure.  If any major
       changes are involved with the main structure, you MUST submit plans to the Building Inspection PRIOR to
       the start of any work.         Reminder: There can be no more than 3 layers of roofing.

6. Siding

7. Sheds: No permit fee charged if the size is under 10’ X 12’.  Sheds may not encroach on set-backs.

8. Lawn Sprinkler Systems.    Note:  All lawn sprinkler systems MUST have a backsiphonage valve properly
    installed between the sprinkler system and the city water connection.


Section D:
   Building Inspector MUST Approve
   Plans Before Permit Issued

1. New Buildings or Building additions.

2. Garages.

3. Porches.

4. Decks.

5. Sheds - if size is 10' by 12' or larger.

6. Major plumbing changes.

7. Demolition: No permit fee charged once work approved by Building Inspector.


Section E:
   Other Notes

If work is started without a permit; the police will issue a “Stop Work Order” and the permit fee will be doubled.   (unless a permit was issued by another jurisdiction in error)

Contractors MUST have a license number. Town will accept licenses from another jurisdiction.

Homeowners doing their own work are not required to have a license, but all other Building Permit regulations, along with Building and Fire Code regulations, still apply.
