Everyone wants to know "how much is it going to cost."  It's a very reasonable question and I am including this page to give some guidance on how I price my services.

Fees will vary with the time it takes to complete an assignment.  For residential assignments, a 'flat fee' amount   (instead of an hourly rate) is the most common way to quote a fee for an assignment.

The fees shown below are estimates only.  They are fees that I currently charge for conforming tract-type properties. 

'Conforming' means the property is very similar to other properties in its neighborhood such as in a large tract or condominium project. 

If your property is 'special', 'unique', 'one-of-a-kind', 'custom', 'the biggest (or smallest) in the neighborhood' or has some similar description, this is 'non-conforming' and will take more time to appraise, and will have a higher appraisal fee.

Typical fees (Conforming Properties)

 

Complete Reports

       1.     Single Family Residence (SFR), Condo or PUD Unit......................Minimum $ 275.00

                    For example, properties valued under $ 250,000 or so, I would charge $ 275.00

                                        properties valued around $ 400,000 or so, I would charge about $ 375.00

                                        properties valued around $ 600,000 or so, I would charge about $ 550.00

                                        properties valued around $ 1,000,000 or so, I would charge about $ 750.00

            (As a generalization, the higher the property value, the more time it takes to complete the report.   Therefore, the estimated fees shown are higher for the higher priced properties)

        2.   2-4 Unit properties   ................................................................$ 450.00 to $ 600.00

           

Common Limited Reports

    1.  Employee Relocation Council  (ERC) reports.........................................         Minimum  $ 500.00

        2.  Fannie Mae Drive-by Report (Form 2055) ............................................            Minimum  $ 150.00

        3.  Fannie Mae Field Review Report (Form 2000)  ......................................          Minimum $ 150.00

        4.   Desk Reviews (My form, your form, or the FNMA 2000) .......................      Minimum $  75.00

        5.   ValuePoint Report (this is a computer generated report) ........................  Minimum $  75.00

        6.   Letter Reports ..............................................................................                          Minimum $  75.00

        7.   Fannie Mae Drive-by Report (Form 2075) ..........................................               Minimum $  75.00

        This is a sampling of Limited Reports.   Basically, a Limited Report is anything that is not a Complete Report.  There are all kinds of reporting combinations that can be put together to create a custom report for your situation.

Typical Turnaround times

  Complete Reports:                                            10 working days or sooner

  Limited Reports:

            With a property inspection                      10 working days or sooner

            Drive-by only                                            5 working days or sooner

            Desk report only                                       3 working days or sooner
