BOARD OF DIRECTORS MEETING

At 6:00, the BoD meeting was called to order by Tom Toth

 

The minutes of the February 24th BoD meeting were reviewed and approved 2/2

 

More than 5 homeowners were present to volunteer these Good and Welfare discussion topics:

Þ       Guards are allowing entry without ID checks or entry logs

Þ       People showing up unannounced

Þ       Speeding - tire tracks on exit side

Þ       Too many kids playing in HO's driveways

Þ       27 storm drains cleaned $1600

Þ       Finish the speed bumps with a second coat of white paint

Þ       HHE monument redesign

Þ       HO post lights: get flat price to fix them all

Þ       Dog not on leash

Þ       Pressure cleaning on Sunday

Þ       Tree replacement: get Coral Springs approval

Þ       Coral Springs doing sound barrier wall in power line area?

Þ       Storm drain - add another piece of pipe

Þ       Complaint form needed

 

Legal issues  were discussed:

Þ       One HO's March 15 compliance not met; 2/2 approved legal action to the attorney

 

Property management report discussions included

Þ       Delinquent payment details were reviewed

Þ       Violation report detailed: 40 first notices, 2 second notices, 0 final notices, 4 extensions

Þ       Homeowner feedback communication: still trying to contact people who volunteered

Þ       Violations: certified letter to one HO

Þ       Mailbox policy: Inspection was done for paint and new numbers

Þ       Overnight parking: Passes to be printed and logged in by the guard

Old Business

Þ       Landscaping proposals were discussed: a re-submitted proposal was closer to budget; another proposal is due; a design specification is being quoted; a possible $5k grant from Coral Springs has many stipulations

Þ       Guardhouse repairs: 2/2 approved the lowest bidder

Þ       Lights along Wiles: one bid OK; aluminum caps were rejected; 2 more bids are needed

Þ       Speed bump reflectors would cost $1280; 2/2 against installing reflectors

Þ       Tree trimming on Wiles: Incomplete

Þ       Webmaster - a HO is interested

Þ       The Newsletter is being worked on

Þ       Committees - Welcome, Social, Newsletter, Website: Need guidelines with BoD approval; need people

Þ       The HHE handbook needs the complete set of Resolutions

Þ       Pre-litigation agreement: August annual meeting

Þ       HO Post Lights: BoD policy needed for greater illumination => HOs to have some lights on
