BOARD OF DIRECTORS MEETING

At 6:00, the BoD meeting was called to order by Tom Base

 

The minutes of the May 24th BoD meeting were reviewed and approved 3/3

 

More than 5 homeowners were present to volunteer these Good and Welfare discussion topics:

Þ       Waste Management leaving litter

Þ       Capital contribution to the HOA as a percent of sale

Þ       A 4 hour power loss because a palm tree frond hit power line

Þ       Priorities of the HOA and Benchmark

Þ       Hurricane preparedness plan

Þ       The streets need cleaning because of droppings from the trees and vehicles

 

The Social Committee reports and discussions included:

Þ       A Swap sale within HHE

 

The Newsletter Committee discussions included:

Þ       The goal is July

 

Property management report discussions included:

Þ       The delinquency report

Þ       The violations report included: First notices: 5; First notices for mailboxes: 35; Second notices: 27; Final notices: 0; Extensions: 9

Þ       Re-inspection to be done July 2

 

Hazel Shockley's Treasurer's Report included:

Legal issues were discussed:

Þ       One repayment plan is being followed OK

Þ       Two cases in process

 

Tom Base's Presidents' report included:

Þ       Mailbox fixes are proceeding well

Þ       Neighborhood appearance is improving through HO re-landscaping

Þ       Petty crime is occurring

Þ       One crime event

 

Old Business

Þ       One estimate for the repair of a sign on R was $2500. The BoD will review other options

Þ       Paint colors are finalized for the guardhouse and sign: tan replaces the white; white replaces the green; white on the columns

Þ       Pressure cleaning the pavers will be scheduled for November

Þ       Three bids for the repair of the light posts along Wiles were reviewed. The lowest complete bid was selected

Þ       The security camera upgrade is scheduled

Þ       The exit security gate required a $2k repair from a lightning hit

Þ       For the front landscaping repair, the landscape design was received. The plan will be sent out for  bids

Þ       The rotted guardhouse doors are scheduled to be replaced

Þ       The low lake level is a result of the drought. A well could be drilled to raise the level.

Þ       The front sign monument straightening must be completed so it is level

 

New Business:

Þ       Install FPL blind on both sides of Rothschild

 

The meeting was adjourned. The next BoD meeting will be July 26, at 6:00
