BOARD OF DIRECTORS MEETING

October 29, 2002

Coral Springs Marriott Hotel at Heron Bay

Present: Dan Rothenberger – President

Tom Base – Treasurer

Jay Nelson – Secretary

Bill Sugarman – Benchmark Property Mgmt.

The meeting was called to order at 7:10 p.m. by Dan.

The minutes from the Board of Directors meeting held July 29, 2002 were read and unanimously approved as submitted.

Dan Rothenberger read his Presidents report briefly stating some of his concerns and views for our community. (See attached report)

Tom Base read his Treasurers report stating our cash on hand, reserves at Amtrust Bank, late fees, pre-paid assessments, past due assessments and future financial projects. (See attached report)

The board discussed legal issues regarding 4922 Rothschild Drive.

Dan motioned to enter a resolution to change our current management company, A&M Property Management, and to make the change effective October 31, 2002, seconded by Tom. This resolution was unanimously agreed to by all board members.

Dan motioned to enter a resolution to name Benchmark Property Management our new property manager effective November 1, 2002, seconded by Tom. This resolution was unanimously agreed to by all board members.

Dan motioned to enter a resolution to host a “Community/ Block Party” and contribute $500.00 towards the event, seconded by Tom. This resolution was unanimously agreed to by all board members.

The board introduced Bill Sugarman, President of Benchmark Property Management. Bill discussed some of his company’s policies and procedures to help our residents during the transition from one management company to another.

There was a brief question and answer period residents, moderated by Bill Sugarman

With no further business the meeting was adjourned.
